Office Removals in Stretford

Distribution units on Barton Dock Road, trade counters along the retail corridor and small offices above the shops. Three different businesses, three different jobs.

Weight is the thing people miss

The short version. Tell us what the premises holds, how a vehicle gets alongside and what has to keep trading. We will survey it, then price it in writing.

Stretford sits against the southern edge of Trafford Park, and that gives it a commercial character quite unlike the residential streets running through it. A good share of the work here is distribution, storage and trade rather than office, and those jobs are estimated on something most people never think about, which is density.

A unit that looks half empty can be a considerably bigger job than a full floor of desks. Pallets of anything tinned, bottled or metal are heavy out of all proportion to the space they occupy, and a business that describes its premises in square footage has told us almost nothing useful. What we need is bays, pallets and a note of what the stock actually is.

The other half of the area is small professional premises and offices above retail, which are the opposite problem. Very little volume and a genuinely awkward route, usually involving a shared street door and a staircase built for people rather than filing cabinets.

Both are ordinary work. Knowing which you are is the first thing we establish, because everything after that follows from it.

Where businesses are around Stretford

Six kinds of premises, running from dock level to a second floor above a shop.

M17 and M32

Barton Dock Road and the Park

Large units, distribution space and trade premises on the southern side of the estate. Dock loading, yards and level access, with jobs counted in pallets and bays rather than desks.

M32

Stretford town centre

Offices above retail and small professional premises around the mall and Chester Road. Older buildings, stairs more often than lifts, and loading from roads with restrictions in force.

M32 and M17

The retail corridor

Roadside retail and trade counters with service yards. Trading hours set the window, and deliveries carry on arriving whether or not you are moving.

M17

Trafford Wharfside edge

Newer office and studio space towards the water. Proper loading and lifts, and the road outside is usually the constraint rather than the building.

M32

Longford and Gorse Hill

Small businesses, clinics and units among the residential streets. Street loading, restrictions, and an early start worth more than a larger vehicle.

M16 and M32

Old Trafford border

Where the two areas meet. Mixed premises, and the same event traffic that affects Old Trafford reaches these roads too.

What we need from you

Four things, and the third is the one businesses most often forget to mention.

Pallets and bays, or desks

Stretford holds both kinds of business within a mile of each other, and they are counted in different currencies. Using the wrong one produces a price that is wrong from the outset.

Dock, yard or public road

How a vehicle gets alongside. The range here runs from a dock leveller on Barton Dock Road to a restricted kerb outside a shop, and nothing else matters as much.

Your own delivery schedule

For anything taking goods in or sending them out, the move has to sit in a gap rather than across one. A booked delivery arriving mid-move is a problem no crew size solves.

The window you can lose

Overnight, a weekend or a shutdown period. Fixed early it keeps crews available. Fixed late it narrows the options and raises the figure.

Loading on a busy road

A good share of the commercial premises in Stretford are on or just off roads that carry a great deal of traffic, and loading on them is a discipline of its own.

Chester Road and the routes towards the Park are busy for most of the working day rather than in neat peaks. A vehicle that can load comfortably at seven becomes an obstruction by half eight, and the difference is not marginal. Almost every roadside move we do here starts earlier than the client first proposes, and it is the single change that most reduces the difficulty of the day.

Where a restriction applies, the job is built around the window rather than against it. That usually means putting more people on for a shorter period so the vehicle is loaded and moved on, rather than fewer people working steadily beside a van that is causing a queue behind it.

The neighbours matter too. If there is a business at ground level or a unit next door taking deliveries, find out when. Ten minutes of asking beforehand avoids the situation where two vehicles need the same six metres of kerb at the same moment, which is a problem with no good solution once it has happened.

One further point specific to this area. The event traffic that affects Old Trafford reaches the roads through Stretford as well, particularly at the northern end. If your premises sits that way, it is worth checking what is on before fixing a date rather than discovering it on the morning.

Trade counters and roadside retail

The retail and trade premises along this corridor run to a clock that has nothing to do with leases and everything to do with trading.

An office disrupted for a day is inconvenient. A trade counter shut on a Thursday has lost Thursday outright, and the customers who needed something that morning bought it from somebody else. That is why these moves happen overnight or on a Sunday, and why the deadline sits at the front of the planning rather than the back.

The sequence is fixed and it cannot be compressed. Fittings, shelving and counters have to be in and standing before a single box of stock arrives. Stock with nowhere to go ends up stacked in the middle of the floor, slowing down everything behind it and making the unit unusable at exactly the point it needs to be filling up. Where a fit-out is being done by somebody else, their completion date is your start date, and it is worth confirming rather than assuming.

Deliveries are the other consideration and the one most often overlooked. Suppliers keep to their own schedule regardless of what you have planned, so work out what is due in during the move week and either pause it or arrange for it to land at the new address. A pallet arriving at premises you have just emptied is a genuinely awkward problem.

Finally, a counter has a front and a back, and they have different priorities on the day. Decide which has to be working first. Trying to bring both up at once is how a Sunday runs into a Monday.

What we move

Whatever the premises holds, from benching to pallet racking.

  • Desks, benching, chairs, screens and storage units
  • Filing cabinets, pedestals and archive boxes
  • Server cabinets, comms racks and network equipment
  • Pallet racking, shelving, stock and materials
  • Retail fittings, counters, displays and signage
  • Workshop benches, tooling and trade counter equipment
  • Kitchen and staff room equipment
  • Storage while a unit is fitted out

Arriving in an order you can work with

On any move involving stock, the difference between a business trading on Monday and one that is technically moved but practically closed comes down to one thing, which is whether anybody can find anything.

Stock that arrives in a random order is stock that cannot be picked. The unit is full, the shelving is up, everything is present, and the business still cannot fulfil an order because nobody knows which pallet holds what. That situation is entirely avoidable and it is created weeks earlier by a decision nobody made.

The way to avoid it is to agree the layout of the new unit before anything is loaded rather than after it is delivered. Once the layout exists, we load in reverse, so the first bays off the vehicle are the first ones you need. It costs nothing at the loading end and it turns a two day recovery into an afternoon.

Labelling matters as much as sequence. Mark by destination bay rather than by origin, because the new unit will not be laid out like the old one and a label that says where something came from is useless the moment it arrives. Where bays are numbered at both ends, the crew can place stock without asking a single question.

It is also worth identifying the lines you sell most of and treating them separately. If the twenty products that account for most of your orders come off first and go straight to accessible bays, the business can trade at reduced capacity from the first morning while the rest is still being put away. That is usually the difference between a difficult week and a manageable one.

What the cost turns on

Five things, and on the Park side the first two dominate everything else.

Weight rather than floor area

On the Park side this leads everything. Pallets of anything metal, tinned or liquid are far denser than the space they occupy, and a half empty unit can outweigh a full office.

Racking, and when it moves

Stock cannot go back until shelving is up and shelving cannot go up until the floor is clear. On any unit of size that means racking moves ahead of stock, usually on a separate day.

How a vehicle gets in

Dock height, yard access, turning space or a restricted kerb. Worth confirming at both ends rather than assuming they match.

Trading hours

A closed retail or trade unit earns nothing, so these moves run overnight or on a Sunday and the fittings go in before the stock does.

Specialist involvement

Anything hard wired, plumbed in or under a service agreement. The expense sits in coordinating it, and their availability usually sets the date.

Common questions

For a small office above a shop, sometimes. For anything with racking, stock or a dock, no, and a figure from a description would not survive contact with the premises. A short visit with the doors open is what makes a price hold.

It moves the deadline to the front. A closed counter takes no money, so these run overnight or on a Sunday, and the fittings and shelving have to be installed before stock arrives rather than alongside it. Where somebody else is fitting out, their finish date is your start date.

In shelf metres, bays or pallets, plus a note of anything heavy for its size. Counting it in product lines tells us nothing useful, because a thousand small items and a thousand tins are not the same job.

Yes, and the order is what matters. Racking down, floor clear at the new unit, racking up, then stock. Compressing those stages produces a unit with pallets stranded in the middle of the floor.

On the Old Trafford side of the area, yes. Fixtures and events affect the roads and parking well beyond the grounds themselves, so if your premises is towards that end we check the date before agreeing it.

Yes, and for retail and trade premises it is usually the sensible option. Where a landlord or a centre restricts access hours, that needs authorising in advance rather than assumed on the night.

Six weeks is comfortable. The limiting factor is rarely our diary. It is connectivity at the new unit, any engineer needed for disconnection and landlord sign-off, none of which can be hurried.
