The lease end date is not the deadline
Most businesses work backwards from the day the lease runs out. That feels sensible and it is the wrong deadline.
The real deadlines sit weeks earlier and they belong to other people. The broadband provider. The landlord who has to authorise out of hours access. The engineer who is the only person allowed to disconnect a particular machine. None of those can be hurried once you are inside their timescales, and none of them care about your lease.
By the time a removals firm is involved, those clocks have usually been running for a while. That is why the first thing we do is not measure your furniture. It is ask what you have already ordered.
What to book, and when
This is roughly how a move that goes well is sequenced. Nothing here is difficult. All of it is easy to leave too late.
Order the broadband and the phone line at the new premises. This is the longest lead time in the whole project and the one nobody believes until they are living it. A connection at premises that have never had one can take considerably longer than a month.
Ask both buildings what they require from a removals contractor. Permitted hours, lift booking, insurance paperwork, names for the security desk. Getting an answer takes days. Getting approval takes weeks.
Book any engineer who has to disconnect equipment, and book them for the day before the move rather than the morning of it. Their diary is usually tighter than ours.
Walk the premises with every cupboard open and decide what is not coming. An hour spent here reliably saves more than any amount of haggling over a quote.
Staff crate their own desks. Archive and anything seasonal moves early if it can. Confirm who is on site at each end on the day.
What leaving it late actually costs
Running short on time rarely stops a move happening. It changes the terms on which it happens, and the four costs below are the ones businesses notice afterwards.
You take whatever date is left
Not the date that suits your trading week. Fridays, month ends and the last week of a quarter are the first to go, and if your lease ends on one of them you are competing with everybody else whose does.
The building says no
Managed premises frequently restrict moves to evenings or weekends and want that authorised in advance. Discovering the rule with ten days to go can move your date whether you like it or not.
You pay to move things you should have binned
Deciding what stays is the cheapest saving available on any commercial move. Left to the final week, everything comes, and you pay to transport it and then to store it.
The first week is chaos rather than slow
There is a difference between a business that is running at reduced speed and one where nobody can find anything. The gap between those two is planning, not effort.

Desks, benching, cabinets, server racks, racking, stock, workshop benches and shop fittings all move as normal. What we will not do is quote a figure without seeing the premises, because that is how prices end up changing.

If your timeline is comfortable, we will say so. If it is not, we will tell you which two things to sort out this week, even if you end up using somebody else.
Nothing is booked until you say so.
Questions about timing
We only have three weeks. Is that too late?
Not necessarily, and it is worth asking rather than assuming. What we cannot compress is somebody else lead time, so the questions become whether your connectivity is already ordered and whether the building has given permission. If both are in hand, three weeks is workable. If neither is, the honest answer is that the date may need to move.
Our lease ends on a fixed date. What if the new place is not ready?
Storage bridges it, and it is a normal arrangement rather than a failure. Your equipment goes into store on the day you have to be out and comes back when the new premises is genuinely finished, in whatever order you want it.
Do we really need a site visit?
For anything beyond a small suite, yes. It is twenty minutes and it is the difference between a price that holds and an estimate that moves. It is also when we spot the things that would otherwise become a problem, like a lift that needs booking or a machine nobody mentioned.
What is the single thing most likely to delay us?
