Should You Clean Before or After the Removal Van Arrives?

Quick answer: moving out of a rental has three jobs that must happen in order and cannot overlap. The property empties, then it gets cleaned, then somebody inspects it. Squeeze all three into one day and the cleaning is always what gets compressed, which is unfortunate given that cleaning is the most commonly disputed item at the end of a tenancy. Do everything that does not need an empty room in the preceding week, keep the cleaning kit out of the van, and push the check-out as late in the day as the agent will allow.

Between those two moments sat a two-bedroom flat in Withington containing no furniture, a great deal of dust that had been under the furniture, four years of accumulated scuffs along the hallway, and an oven that had been quietly building a case against its owners since 2022.

Nobody made a mistake exactly. Each individual booking was sensible. It was the arrangement of them that did not survive contact with reality, and it is an arrangement a great many people book without noticing.

Three Jobs, One Order, No Overlap

Emptying, cleaning and inspecting are strictly sequential and each blocks the next. Cleaning cannot start properly until the furniture is out, because what needs cleaning is underneath it. The inspection cannot happen until the cleaning is done. And loading takes as long as loading takes.

Compress those three into a single day and something has to give. It is never the van, because the crew have another job. It is never the check-out, because that is somebody else’s diary. It is always the cleaning.

Which is a shame, because cleaning is the thing most likely to be scrutinised afterwards. Figures published by the Deposit Protection Service put cleaning at 29.37 per cent of deposit claims in 2025, ahead of damage at 18.42 per cent and rent arrears at 16.45 per cent. That is the fifth year running it has topped the list, and it has climbed every year since 2021. The Fix That Works: Buy Yourself a Day

Where the tenancy allows it, keeping the keys for a day after the van goes turns an impossible afternoon into two manageable halves. Day one is the move. Day two is an empty flat and nothing else to do in it.

It usually costs a night of overlapping rent, and set against the alternative that is a reasonable trade for most households.

Cleaning an empty flat is also genuinely quicker than cleaning a full one. No moving things aside, no working around a wardrobe, no discovering that the sofa was hiding something interesting. The same job takes roughly half the time.

This is easiest when moving between rentals, where there is often a little flexibility at both ends. It is hardest when a tenancy end and a purchase completion have been pinned to the same date by people who have never met each other.

If It Has to Be One Day

The order stays the same and the margins get thinner. Most of the difficulty is removed by decisions made in the preceding week rather than by working faster on the day.

Start the van as early as the building allows. An eight o’clock start rather than a ten buys two hours at exactly the end of the day where you will want them.

Ask for a late check-out slot when you book it. Agents are generally reasonable about this given notice and considerably less flexible on the morning itself.

Do everything that does not need an empty room beforehand. Oven, fridge, kitchen cupboards, bathroom, windows, garden. None of that is blocked by furniture and all of it takes longer than expected.

Keep the cleaning kit out of the van. The hoover, cloths, spray, bin bags and gloves go in the car or in a clearly labelled box by the front door. This is the most common self-inflicted problem of the entire day, and it is entirely preventable.

Split the household. One person travels with the load, one stays and cleans. Everybody going with the van and returning later is how the afternoon evaporates.

Clean each room as it empties. Rooms clear in sequence, so there is usually a finished bedroom available long before the last box goes out. Waiting for the whole flat to empty wastes the morning.

What Actually Gets Looked At

Attention is not spread evenly. Deposit schemes and inventory professionals name the same handful of places repeatedly: the oven, the garden, the inside of sheds and garages, and keys. Add anything that spent the tenancy behind furniture.

The oven. Universally the first thing opened, and the job people most underestimate. If it has been neglected, that is a project rather than a task, and it needs starting days ahead.

Behind the white goods. The gap behind a washing machine or fridge is invisible for four years and extremely visible for the ten minutes after it is wheeled out.

Under everything. Beds, sofas, wardrobes. Same principle, larger footprint.

Outside space. Easy to forget entirely, especially in winter, and it is on the inventory like everything else.

Every key. Window keys, the shed key, bin store fobs, and the spare cut for a friend in 2023. Missing keys come up regularly and are avoidable with ten minutes of thought.

Read the Inventory Before, Not After

Whatever happens at the end is measured against the check-in record, so it is worth finding that document in advance. It tells you the standard the property was in when you arrived, which is the actual comparison being made.

It occasionally works in your favour too. Plenty of people spend a fortnight worrying about a mark that turns out to have been recorded at check-in, which is a pleasant discovery and a free afternoon.

Taking dated photographs of every empty room once you have finished is a sensible habit for the same reason. Five minutes, and you have a record of the condition you left things in.

The governing phrase is fair wear and tear, meaning roughly the deterioration you would expect from ordinary use across the tenancy. Carpet walked on for four years is not the same as carpet with a burn in it. There is no statutory definition, so adjudicators work from the evidence in front of them. A Shape for the Day That Usually Holds

Adjust the clock to suit the booking, but the sequence is the part that matters. Front-load everything that does not need an empty room, then work through the flat behind the crew rather than after them.

  • The week before. Oven, kitchen cupboards, bathroom, windows, garden, shed. Everything furniture does not block.
  • The night before. Cleaning kit set aside and labelled, keys gathered into one place, inventory located and read, meter locations checked.
  • Morning. Van loads. One person stays behind and cleans each room the moment it clears.
  • Midday. Van departs. What remains is floors, skirting and the areas that were hidden, which is a much smaller job than it looked at eight o’clock.
  • Early afternoon. Floors last, working backwards towards the front door. Photographs of every room, dated.
  • Late afternoon. Final meter readings, all keys collected, check-out.

The detail doing most of the work in that list is cleaning behind the crew rather than waiting for them to finish. A bedroom is usually empty by half nine, which is three or four hours of cleaning time most people leave on the table.

Deciding Whether to Pay Someone

Cleaning an empty two-bedroom flat properly is a few hours of work, and the oven can be a meaningful chunk of that on its own. If the same day already contains a van, a drive and an unload, the arithmetic often does not resolve.

Manchester Timing Problems Worth Planning Around

Two local factors squeeze move-out days more than people expect: the student changeover, which compresses an enormous number of tenancies into a few weeks, and city-centre buildings where the loading bay and lift have to be booked.

Late summer is the pinch point. Around the university corridor, from Fallowfield through Withington and Rusholme, a very large number of tenancies end within the same short window. Cleaners, vans and check-out slots are all in demand simultaneously, so anything booked late is booked badly.

City-centre flats have a second timetable. Loading bays and lifts are frequently booked through building management, and some blocks restrict move times to particular hours. A building that only permits moves until four does not care what time your check-out is.
